Dry rot is the fungal decay of wood on the outside, and the inside, of your home. It’s especially common in our area, destroying valuable property and costing homeowners millions of dollars every year. It can affect roofs, decking, fences, and even the structural beams of your house. To create this damage, dry rot needs only three things: the fungal spores, moisture, and a food source, usually the wood portions of your house. The spores, the seeds of destruction, can be found everywhere in nature and even inside your home. The food, the wooden parts of your home, you probably want to keep in their current locations. That leaves moisture as the easiest thing to eliminate to control the spread of rot.Dry Rot Damage

You probably haven’t done any exterior maintenance or repair in a while, and now you think you need a contractor to take care of some soft spots (dry rot, for sure) that you just noticed for the first time. They might be at the bottom of your T-111 siding. Maybe you saw discoloration and felt some soft wood in SPFcorner boards or window trim of your 3-year-old tract home. Wherever it is, it’s worrisome!

How do we assess dry rot damage?

Seeing clearly damaged wood on the surface is easy, but there can be more lurking underneath. The quickest and least expensive way for us to find dry rot is during the pressure washing before we repaint your home. We look for broken boards, broken caulk joints, and explore between butted siding joints, always listening for the telling “CRUNCH” of rotten wood under our knives.

Keeping the moisture on the correct side of the wall, the outside, is 90% related to the maintenance of caulking and paint, but there are a few other things to check. The lack of deck ledger flashing is a notorious cause of major dry rot repairs. Clean gutters and downspouts are the single biggest contributor to keeping the water away from your homes’ walls. Because of this, we suggest making sure that all are clean and functioning properly, even the rain drains. We also suggest that all landscaping be at least 12-18 inches away from your home to allow natural ventilation to help it dry out between the rains. Barkdust added every year might have come into contact with the lower part of your siding to begin the dry rot process. Most often, you will want to do these things yourself, but working together as a team is best. We are not really remedying the damage if all we do is remove the dry rot and allow the moisture problem to continue.  Any one of these things can turn a minor annual caulking touch-up into a nasty, extensive, and expensive issue.

What Can You Do to Lower the Costs?

That is a great question! Your least expensive option is prevention.  Clean your gutters fully at least once a year (more if you have a lot of trees dropping needles, pinecones, and leaves on your home).  While you have your ladder out, you should look for signs of failed caulking, cut out any bad/cracked spots down to the back side of the siding, and replace those failed areas with new caulk.

If the damage is already done, you can lower the total cost of repairs by doing the damage discovery yourself. Remove the damaged wood and siding, trim back bushes and trees to allow for easy access, dispose of the debris, and clean the gutters and downspouts. You might even be able to fix the underlying cause (the moisture) of the dry rot. This will save the contractor time and effort, which will also save on the project’s cost.

Once you have completed the discovery and removed the damaged wood, invite multiple contractors over for estimates on putting it back together. It’s important for the contractor (hopefully, you’ll choose Capital Builders) to be able to open the siding and see compromised structural pieces. That way, I know what was there originally that needs to be replaced. This is critical when it comes to saving both time and money.

One of our last dry rot jobs was a pier and post addition on an older home. The homeowners had found what they called “a little dry rot.” They knew that they were many years past due on proper maintenance and hired us to discover the extent of the problem; they had located only a small area of soft wood.  It wasn’t possible for them to know if the wall under the dry rot was also affected. It was! Because of that, we had to replace all the skirting and rebuild the lower part of the back porch, a job that took three weeks and cost thousands of dollars. Fortunately, though, the house was saved and will be good for another 50 years, provided regular maintenance is performed. A few more years of neglecting necessary maintenance, and the repairs to their home would have been considerably more extensive. This simple example should remind you to give your home a small amount of love annually before you need my, or a different contractor’s services.

What Goes Into an Estimate?

Imagine a car accident that results in a damaged bumper. You take your car to a body shop and receive a quote on the paint and new bumper and nothing else. The problem is that you may have serious axle or chassis damage, but that can’t be determined without a more thorough inspection. It’s the exact same thing with dry rot. Reputable companies will give you an estimate based on materials and an hourly rate per worker.  Capital Builders operates the same way. There is really no way to offer a solid price without complete knowledge of what repairs are actually needed. If someone does offer you a total price for the job, our advice is to look for a different contractor.

Capital Builders gives you our best estimate of how many hours the dry rot repairs will take.  Sometimes, the estimate is exactly correct, and sometimes we are under the amount quoted, which gives you a pleasant surprise, but sometimes, the opposite occurs.  Pressure washing, which we employ as a tool for discovering additional damage, will often reveal more dry rot. Many other contractors rely on more expensive methods of finding dry rot that include the unnecessary labor of removing and replacing siding if no rot is uncovered,

Our original estimate came in much lower than the final cost because what appeared to be a ten foot section of one wall turned out to be the entire back of her house below the deck needing to be replaced. She had hired a retiree, someone she knew, for the repairs, but he was very quickly in over his head. Fortunately, she turned to us. How did this happen? There was no flashing when the deck was installed and little maintenance since. While she wasn’t happy about the major, unseen damage, and, therefore, the additional costs, every day when she came home from work, she could see the progress we made on the huge job. Another client is a mathematician. Prior to us starting, he was going to the nth degree to eliminate any uncertainty in the pricing for the dry rot. He wanted us to give him a price for replacing all of his siding, extending from one corner of his home to another.  We did exactly what he needed, and the bill was pretty much as we had priced it initially, except that a set of steps needed to be removed and replaced to avoid other more costly work. Even though our contract was written to include variables, the mathematician subtracted one star from his otherwise positive review because he felt that we hadn’t communicated properly about the steps in advance. He was happy with the price, and our work, just not with the process. Despite the miscommunication on this job, we actually completed two more major projects for him over the next two years. Of course, we reviewed the concept of variables with him before starting those next two jobs

Kitchen Remodel

Kitchen Remodeling can be one of the most stressful types of home renovations a family can live through.

It puts a strain on everyone who lives through the upheavals, from the adults to the kids, even to the pets, all of whom have their lives disrupted. Meal preparation and clean-up shift either to a temporary kitchen, supplemental, less-efficient appliances, or the work may force the entire family out of the house for meals. Travel time to restaurants adds to a commute, costs rise, eating healthfully becomes more difficult or impossible, and unforeseen difficulties are always present. Capital Builders, with more than 30 years’ experience in renovating homes like yours, is aware of these problems, and we constantly try to minimize them and their effects on you.

To lessen the negative impact on you and your family, we believe in minimizing our time spent in your house. We work together with you to nail down all aspects of design, product selection, and ordering. We finalize the contracts, the quantities needed, and place the orders for the materials. What’s next? We wait. We wait for cabinets to be built, paint color to be matched, schedules to be coordinated, and whatever else is necessary before the project can officially begin. We also have to wait for everything to be shipped. When we receive your cabinets, sinks, faucets, lights, etc., in our warehouse, we examine the boxes and contents closely for signs of damage.

Let’s assume that your kitchen cabinets are going to be replaced with brand-new ones, you are getting new paint, countertops, and backsplash, essentially a new, modern-looking kitchen that suits you better. While this is a complex and difficult-for-you process, we make it less stressful. As soon as we receive your cabinets, we confirm a demolition date with you. Taking this simple step gives you a specific time by which you need to remove everything from your old cabinets and pantry and put them safely out of the way. Demolition involves first sectioning off the kitchen from the rest of your home with plastic sheeting that restricts all the dust to our work area and creates construction access for our crew. We tape high-quality protection on your floors to keep them as we found them. Our experts also seal off the sections of your kitchen that are to remain untouched. We place your refrigerator so that you can still access it from your side of the plastic covering. It’s common for us to configure everything so that families can also continue to use a microwave. These pre-removal steps are designed to protect you, your family, your furniture, and the rest of your home from the dust that inevitably comes from renovating your kitchen, as well as to cause as little inconvenience as possible.

Once demolition and removal are done, the plumber, electrician, and hvac crews arrive, followed by the inspectors to make sure that we have done our job right. We always schedule three days for inspections to allow for corrections and a reinspection. Then comes drywall. Surprisingly, drywall repair takes the longest of all the necessary cabinet replacement steps because workers must allow plenty of time for the drywall mud to firm up. If your renovation takes place in the summertime when it’s warm outside, drywall mud or texture can be dry the next day. With air conditioning keeping things cooler inside during the summer months, however, the drying process and multiple coats can take up to a week. In wintertime, it can move a little more quickly, but still can take three or four days, if the heat is on, and a window is slightly cracked open to allow the humidity to escape. Once everything has dried fully, the installation of your cabinets can begin. After we get your lower cabinets comfy in their new home, we prepare a countertop template showing the holes that match the work area or island accessories (sink, faucet, soap dispensers, cooktop, etc.,) that you decided on in our initial discussions. Approximately ten days later, your counters will be ready to install. As you can see, the preparation that you and Capital Builders did beforehand is paying off in both time and money saved.

This additional waiting time doesn’t mean that these are ten idle days! If you hired us to paint your ceilings and walls, we take advantage of this interlude to paint, always making sure your kitchen area doesn’t get splattered. Our paint people are always aware of the need for cleanliness. Also, while your counters are being produced, we keep busy putting the final touches on the cabinets, aligning the doors, placing the shelves at the proper height, making sure they open and close properly, applying scribe molding for larger gaps or caulking to close any small gaps next to the walls. We cut holes in the toe kick to allow the heat out into the room to the correct size of your new heat registers. We gaze deep into the crystal ball (and ask you to put tape on the doors showing how your knobs and pulls go) before we drill any holes in your beautiful and expensive cabinets.

Installing the counters needs precision because exactness eliminates problems. We make sure that everything aligns perfectly. Then, and only then, do we fasten the countertops to the existing cabinets. After the counters are installed, we get to work on the backsplash. A typical ceramic or porcelain tile installation takes a day or two; the grout and caulking typically take another full day. More complicated installations such as stone, glass, mosaics, or hexagonal tile can lengthen the process. Our plumber makes the final connections on your sinks, faucets, and dishwasher and is followed by our electrician who installs can lights, pendants, or directional bezels, connects your dishwasher and disposal, and puts in the necessary plugs, switches, dimmers, and plates. We follow these teams and complete any final minor adjustments and touching-up.

Our job is not considered done, however, until your kitchen has been thoroughly cleaned. Our goal is to make it seem as if we were never there, even for the most discerning client.

According to reputable sources such as homeadvisor.com and angi.com, a small bathroom’s average redo/remodel costs range between $9,000 and $15,000. A larger or more extensive bathroom remodel can run from $20,000 to $30,000, or even more.

A survey on design trends conducted by the National Kitchen and Bath Association in 2018 reported that half of the people responding to the survey paid between $10,000 and $29,999 for a bathroom remodel, while 31 percent reported paying more than $30,000. These figures mean that only 19 percent paid less than $10,000. As you know, costs for everything in the post-CoVid world have gone up considerably since that survey. Our average bathroom cost is between $15,000 and $25,000.

Capital Builders’ most expensive master bathroom remodel to date sported a floating walnut double vanity, a glass mosaic tile wall, heated floors throughout, including the Japanese bath which is a shower room which includes a tub.  This bathroom’s tub  filled through an orifice in the ceiling sending a 1″ column of water straight down into the bottom of the tub.  The Japanese bath came complete with teak accents and weighed in at  a hefty $65,000. Whether you desire a simple makeover or something as extensive as the example above, Capital Builders has the know-how and the experience to make your dream bathroom a reality.

Remember that the relocation of plumbing fixtures, walls, or changing the layout of the bathroom can increase remodeling costs exponentially. If you really must relocate your fixtures to end up with the bathroom you love, it is important to recognize that it’s more cost effective to do so in a ranch style home or on the first floor where access to the crawlspace is possible. A relocation-type remodel above the first floor always is more complicated and involves additional planning, exploration, materials, and time. Another point to consider is that many older bathrooms still have lead-based paint, asbestos ceilings or asbestos flooring tile. Asbestos can even hide in drywall or plaster or window caulking. These cancer-causing materials require specialized equipment to protect both you and the workers removing it.  Getting this substance out of your house forever will add to your overall project.

Often, to avoid unnecessary delays we are able to plan ahead based on the year your house was built, its condition, and what you want done. Even with prior planning, we do sometimes run into such issues as we begin a project. That’s why it’s tough to predict exact timetables for bathroom remodeling. Because there are multiple trades (demo crew, plumber, electrician, etc.,) being scheduled, inspections, changes in plans, corrections, re-inspections, etc., most online sites that offer information specifically about a bathroom remodel say that you should plan  for the bathroom to be unavailable for about three weeks.

For an experienced DIYer, a great place to save money is by doing the demolition yourself. However, doing your own bathroom demo, even if you have the tools and the knowledge, can get expensive very quickly if you make a mistake like accidentally cutting into a pipe or electrical line. We were once asked to take over a remodel after a client mistakenly removed a load-bearing wall.  We know how to get things back on track quickly.

Capital frequently gets calls for remodeling that will allow older parents to age in their own homes and sometimes for parents who will be moving in with their kids. Our best advice in situations like this is always to plan for  your loved ones’ future health changes. Growing older is not a static situation, and aging accelerates more quickly than most people realize. That’s why we suggest that you consider planning your bathroom to accommodate ADA-accessible tweaks and always on the first floor if possible. We have done this many times and are familiar with what is necessary. Our experts achieve ADA compliance by first making doorways as wide as possible to allow for walkers and the possibility of wheelchairs.  If a client des not want a full 36” interior door, we recommend keeping the electrical far enough away from the door to allow for future door enlargement. Another wise bathroom feature would be to include low shower curbs or a no-curb shower.  Many people also find it valuable to have us install appropriate backing at the proper grab bar locations (in the shower and bath and near the toilet).

Miguel Villafane Ruiz

Miguel Villafane RuizOur lead carpenter, Miguel Villafane Ruiz, is originally from the small rural town of San Pedro Tidaa Nochixtlan, Oaxaca, Mexico. He is the youngest of a family of ten kids and is now raising his own small family in the Hillsboro area. Growing up in the ranching tradition, he became accustomed to the demands of working long hours, the satisfaction of a job well done, and the demands of a boss with high expectations.
Upon arriving in the US at the age of 17, he started working in the trades for a high-quality house framer and continued in that job for the next ten years. In his previous work, he was exposed to extremely exacting standards, so coming to work for Capital Builders was an easy transition. Since joining our team, he has added to his broad skill set and applies precise attention to the detail needed in every job, from the first measurement to the final sweeping of your floor.

Miguel has contributed immensely to our clients’ projects dealing with siding, setting windows, excavation, paint-grade cabinetry, cedar and mahogany decks and handrails, pre-finished wood flooring, painting, drywall, roofing, finish trim, setting doors, luxury vinyl plank, luxury vinyl tile, porcelain tile, concrete flatwork, fencing, and rain drains. Here, Miguel is pictured installing a baseboard on our 18th Ikea kitchen— his 3rd. Is there anything that this employee/friend cannot do?

In construction, it is rare to find someone who has the whole package, someone who is loyal to the company, can work quickly, efficiently, with minimal supervision, with minimal errors, and yet still is thinking about how his work affects others and will be viewed later. Miguel is always thinking of the little, yet important, things like taking his shoes off or putting on covers before entering a home, being on time, and cleaning up after himself. There are some things that you can learn only from Mom! If you take a moment to get to know Miguel, you will find that he really knows his stuff, inside out, start to finish. You might even get a taste of his wicked sense of humor.

In January, Miguel celebrated five years with the company, and we are looking forward to many more.
